Florida y Miami siguen siendo el lugar favorito para la inversión de latinoamericanos que buscan adquirir un inmueble comercial, sin embargo, Texas, California, Georgia, Nueva Jersey y las Carolinas (Norte y Sur), se están convirtiendo en lugares atractivos para la compra de pequeñas y medianas propiedades, así refiere Proptech Keyway y datos de National Association of Realtors.
Además, según cifras de esta última organización, México es uno de los principales compradores extranjeros de inmuebles comerciales en Estados Unidos, con un 23 %, seguido por Colombia con un 10 %, Argentina y Venezuela con un 8 %, y Brasil con un 5 % respectivamente.
Para conocer más detalles sobre las tendencias de sector, Keyway, la compañía de inversiones inmobiliarias impulsada por Inteligencia Artificial con operaciones en Estados Unidos, realizó un informe en el que destaca que el rubro está valuado en más de 155.000 millones de dólares, y las transacciones internacionales representan aproximadamente un 3.1 %.
También destaca que el “creciente interés por el mercado de pequeña y mediana escala”, ha mejorado gracias al uso de la tecnología para obtener datos en tiempo real y encontrar de forma rápida y eficiente los mejores activos basados en las preferencias de cada inversor.
“Este mercado tiene una baja competencia de inversores minoristas y, al mismo tiempo, representa posibilidades óptimas para grupos de inversores institucionales y negocios familiares”, expresa Matias Recchia, Co-fundador y CEO de Keyway en comunicado enviado por Levem, con la que EFE mantiene un acuerdo de promoción de sectores innovadores.
Por otro lado, es una buena oportunidad para los inversores mexicanos, ya que la fortaleza del peso mexicano frente al dólar estadounidense puede beneficiar su inversión en bienes raíces en EE.UU.
